Automatic sliding and swing gates are major mechanical installations subject to dust, heavy rain, and continuous cycles. To prevent motor burnouts and ensure absolute safety, homeowners and housing societies should follow these five maintenance parameters:
1. Keep the Gate Track Clean
For sliding gates, gravel, leaves, and mud deposits in the ground track will create mechanical friction, forcing the motor to consume more current. Clean the track twice a week.
2. Lubricate Gears and Rollers
Apply specialized grease on the main output gear sprocket, drive rack teeth, and swing hinges. Avoid over-greasing as it attracts sand dust.
3. Align Safety Photocells
Wipe the lenses of your active infrared photocells to remove dust. A dirty sensor can prevent the gate from closing or cause it to behave erratically.
4. Look Out for Insect Nests
Ants, geckos, and spiders love the warmth inside the logic controller box. Ensure the box seals are intact to prevent short circuits on the circuit board.
